With a crazy market like the one in 2018, as we drove around with buyers showing homes, there was no time to sleep on it. In a buyer’s market, typically you can see as many homes as you want. Then you go home, think about it and decide the next day. However, in a seller’s market, you must be able to make decisions quickly. You have to trust yourself and not second guess your instincts. Unfortunately, while you are sleeping on it, someone else will be writing an offer and get the house of your dreams. This is one of the worst phone calls a Buyer’s Agent has to make. The one telling you that the house is no longer available. Especially, when they knew as well as you, that was the “perfect” house. How do you know that you have found the right house on the day you are house hunting? There are several ways you will know when you find the house that is right for you and your family,

You Want to Go Inside
The first reason you will now when a house is right, you will want to go inside. That sounds funny, of course you want to go inside. However, there has been many times I have been showing homes and we pull up in front of the house and the buyer says, “keep going”. Curb appeal is a huge asset.
Driving up to a home that is not cared for on the exterior is almost always a sign that the interior may not be well kept either. The neighbors’ yards are a good indication of who you might me living around as well. If there is a driveway full of old cars and engines laying all over the place, you may want to keep driving. However, if you pull up to the house and say, yes, I want to go inside, I can’t wait to see it. You might be on the right track to finding the right house.
How Does it Feel?
From the moment you walk into the front door ask yourself; Does it feel warm and comforting? How does it smell? Do you want to see the whole house? Does it feel right? Often, this happens in the very first house you see. Even though you have 10 homes on your list that day this one continually comes back in your mind. You love how it feels when you walk in the door. It does smell good. The lights are on or the sunshine is beaming in. These things will stay in your mind, Unfortunately, other Times you walk in the door and smell pets immediately. Maybe you trip over shoes? The house may be dirty or have obvious deferred maintenance. This may also stick in your mind, however, crossing that home off of you list keeps the best ones top of mind.
Bathrooms are a funny thing when house hunting. You either peek your head in and nod. Or you walk in, open the shower curtain as well as cabinet doors. in a house that is potentially the one, you will feel very comfortable walking into the bathroom. You may find yourself walking in and pulling open the shower curtain or opening the shower doors. Storage is important to you, so you open the vanity doors and see how big they are. The linen closet is there so you open the door and peek inside. All these things are again, a good indication that this house is headed in the right direction.
You Become Possessive
If you find yourself becoming possessive of the house before you even finish walking through it, you may be in the right place. For example, imagine we are touring the basement and I say, “look at the spot in the carpet”. If your response is something like, “it is fine, we can get that out, the carpet is beautiful”. You may have already bought the home in your mind. If your agent is pointing out flaws in the home and you want to protect the home and stand up for the home, this may be a good indication that you feel great about where you are. When you see the flaws, or overlook them, and know that with a little bit of love, those flaws can be turned into something beautiful, you may be saying YES to this house.
The Christmas Tree
Another way to know this is THE house is when you walk in the family room and envision all your furniture fitting perfectly. The master bedroom is set up exactly the way you need it to be for your king size bed, two nightstands, and two dressers. You can see right where the Christmas tree is going to go and where you are going to plug in the lights. You may be hooked on this home when you know which bedrooms will belong to which kids on our first tour through. Additionally, Utah homeowners tend to love color. Some homes you walk into and the paint colors are outrageous. I have seen lime green living room walls and I have seen dark blue kitchen walls. However, if you already know what color you are going to paint the walls and which ones are accent walls, this house is definitely going on your favorites list.
Most buyers have a wants/needs list for the home they want to purchase. For example, a large kitchen, open concept and big backyard. If this home checks off almost all your wants/needs, you should seriously consider purchasing it. What I can say with 100% certainty is that there is no perfect house. I can promise you that every single one of the items on your list will not be checked off at the end of the day. The house that does not have that third garage, but checks off everything else, might need serious consideration. If everything else is perfect, you may decide you can build that third car garage or live without one.
Finally, when you no longer want to look at houses, even though you have 5 more on your list, listen to that instinct. It is your gut telling you that this is probably the home for you. When you can look at the list of homes that are up next and cross them off without even seeing them, you are in the right place. Your Buyer’s agent can very easily cancel showings so you can get busy on writing an offer. Additionally, if you are snapping pictures and sending them off to your friends or mom, you know that you cannot sleep on this one. That level excitement should indicate to you that this house may be the one that you should seriously consider writing an offer on.
