Fiduciary Duties for FREE

The fiduciary duty of a buyer’s agent is honesty, loyalty, agency disclosure, reasonable care and diligence. A Selling agent also has these same duties for the seller. However, the listing agent’s job is to sell the house for top dollar. As your buyer’s agent, we will help keep the scales in balance between the seller and the buyer. Having a buyer’s agent on your side will help you get a more realistic picture of the home. We will research and help advise on the price you should pay. We will find information about the neighborhood, as well as any material facts about the home that you may not know to ask. A buyer’s agent will have a vast knowledge of the market, the prices, the neighborhoods and the schools. Just to clear the air, in Utah, sellers pay for all Real Estate Commissions. Wants and Needs
In your initial meeting with your buyer’s agent from The C4 Elite Real Estate team we will be asking about your wants and needs. What do you want in a house? What do you need? How many bedrooms do you need? Do you have a certain size garage that you must have? We will help you with affordability and direct you to our amazing team of professionals we have assembled over the years to help you through the process.
We will refer you to lenders even if you are already pre-approved. It is always a good idea to have a second and third opinion on a mortgage. We will introduce you to thorough home inspectors so that the due diligence process does not become overwhelming. In addition, we have home warranty companies and escrow officers to make the process smooth. This initial meeting is a great time to ask any and all questions you may have about the process of buying a home. If we do not know the answer, we will seek it out. Consider this first meeting like an interview – we both need to ensure this working relationship is a good fit.
Saving You Time
Time is a precious commodity. When you have a C4 Elite buyer’s agent on your side we will help save you time when searching for properties. There are so many websites available to consumers when shopping for homes. However, many of these are unreliable and not up to date. We have access to the local multiple listing service (MLS) and will set up an automated search for you based on the parameters that you give us. This will help avoid any properties that are not currently active that you might find on other sites. Your job is to peruse the properties we send you and tell us which ones you would like to see. We will set up property tours in an organized and timely manner. When looking at homes for sale keep in mind that each property requires an appointment and coordination with the seller. Lucky for you, we, as your buyer’s agent, do all of this for you. Your only job on house hunting day is to show up on time and be ready to view homes.
Can You Show me Any House?
A question I get often is, “Can you show me ANY property? What if Coldwell Banker is not the listing brokerage?” We can show you EVERY house, whether it is an existing home, new construction, and in many cases a for sale by owner. To say it another way, I, Stacey Christopherson work for Coldwell Banker, but I can and I will show you any property that is currently active on the real estate market in Northern Utah. We will go with you to new construction and introduce you to the agents there. We will show you any house listed by any company. If you find a home that is a For Sale By Owner (the seller is unrepresented), we will contact them and set up a showing. So when you see a house that you love, be sure to let tell us so we can make arrangements to get you inside.
One of the most important jobs we have as your Buyer’s agent is negotiations. Once you find a home you love, we will help you determine a fair offer price and negotiate the contract until there is an agreement between you and the sellers. This is called an executed contract. We will gather and share any and all disclosures for the property that are received by or required from the sellers. After referring you to great home inspectors, we will help you navigate through the inspection report. We then negotiate with the selling agent on your behalf for repairs prior to closing. We will also ensure that you are set up with a quality and reliable home warranty company. These are in place for the first year you own the home and can protect you from a large unexpected expense. In most cases, we can negotiate with the sellers and they will purchase this for you.
